Family Scavenger Hunts For Youth, Children and Adults

Scavenger hunts are a wonderful way to spend time with your family. They are not only fun, but they can also be great opportunities for children, youth and adults to learn important life lessons and life-skills. They are great as a stand alone event or as part of the entertainment for a party or holiday celebration. Depending on the rules, they can be highly competitive or encourage cooperation and teamwork toward a common goal. Scavenger hunts can help youth learn or test their common knowledge on subjects, improve navigation skills, enhance their problem solving ability, and provide a great many other benefits and educational opportunities.

Types of Family Scavenger Hunts

When deciding what you want to do for a youth scavenger hunt the first thing you want to decide is what type of scavenger hunt you want. Scavenger hunts can involve looking for items or clues and can contain props and equipment like a compass and maps. There are also photo scavenger hunts, sound scavenger hunts, video hunts, "amazing race" type hunts, and many more variations.

Family Scavenger Hunts For Youth, Children and Adults

Treasure Hunts for the Family

One of the most popular types of scavenger hunts for youth happens to be those which use detailed maps and in which simple clues are used to find special locations. Sometimes the clues will lead you to items at the location that either are clues themselves or have clues stuck to them. Sometimes challenges will be included at some of those locations before they can receive the clue leading to the next location. Prizes can also be awarded in scavenger hunts in order to keep the interest of the participants, and keep them motivated. Prizes can include: Gift Cards, Movie Tickets, and themed gift baskets.

Setting up a "Pirate Treasure Hunt" for your Family

Here's a simplified example of a treasure hunt using a "Pirate's Treasure Hunt" theme. Start with a pirate map letting everyone know the boundaries of the hunt. In this example, the youth's house is the primary location for the scavenger hunt. You will need a compass for each team of youth because compasses are what pirates used. Use descriptive language and a little creativity to bring your maps alive. The bathtub and mirror becomes a "mirrored lake" or "mirrored sea." The hall becomes the "middle passage". A door or window is described as a "portal." Any place with plants becomes a "garden." The closet becomes the "stores." A shoe closet becomes the "foot locker." You can also include the "North room", a "central chamber," "the Den", "Next to the Sleeping Princess" and others.

Clues for a "Pirate Treasure Hunt"

First Clue: Fill your bath tub with a little water, and put a toy boat floating in the water. If you have a shower curtain, pull the shower curtain shut so that the boat is concealed. Place a clue on the wall behind the shower curtain which will be concealed unless someone opens the shower curtain to find the next clue. The hint leading to this ship should be: Find a pirate ship sailing in water or in more descriptive and thematic terms "Find the pirate ship sailing upon the mirrored sea."

Second clue: On the wall behind the shower curtain you will to put something like: "Head west 6 feet then make your way north to the rocky road." (This would lead the youth outside the home) "Then continue to the Green Parrot's waterfall."

Third Clue: The waterfall would be near a rock by a fountain outside, which is also used as a bird bath. The next clue would be something like "travel 6 feet west and through the portal to find the sea." "When you find the sea, walk north until you hit the dead end." This would then lead the hunters back into my home to a picture which has dolphins on my wall. When you head north you will walk directly into a broom closet.

Putting It All Together

Of course there could be many more clues and the clues could be much more difficult. Sometimes riddles are also used to make the scavenger hunt even more difficult. But in this simple example, you can imagine how much fun the youth can have as they are forced to work together and decipher the meaning of the clues.

With a little imagination, creating scavenger hunts for youth can be almost as much fun as playing them. If you are interested in creating one of these scavenger hunts cheek out my website for a variety of ideas, themes and even riddles to help you get started.

How to Find Bereavement and Family Emergency Airfares

When an unexpected death or medical emergency befalls a loved one far away, it is often very challenging to find and purchase an emergency airline ticket. It has always been the custom for airlines to charge the highest prices for tickets bought at the last minute, and even more if you don't know exactly when you will be returning.

For many years the airlines have offered bereavement airfares, but unfortunately most airlines have eliminated or dramatically reduced their family medical emergency and bereavement airfares in the past year. The airlines claim that competition has affected the marketplace so much that they just can no longer afford to reduce ticket prices any further. Really? We all know that last minute tickets with a flexible return date can often cost ,000 or more! Thankfully three major US airlines are still committed to assisting folks during family medical emergencies. They are American Airlines, Northwest Airlines, and United Airlines.

Here are the steps you need to take to secure a bereavement or family medical emergency reduced rate airline ticket:

How to Find Bereavement and Family Emergency Airfares

1) You must phone the airline's reservation department. Contact American Airlines at 800-433-7300, Northwest Airlines at 800-225-2525, or United at 800-241-6522. Information for this type of ticket does not exist online. Airlines don't even admit they have such fares on their websites! Tell the reservation agent that you need a medical emergency or bereavement reduced rate airline ticket and what the circumstances are.

2) You must be an immediate family member - sister, brother, parent, child, grandchild etc. If you have extenuating circumstances, by all means explain them to the agent, they have been known to bend the rules from time to time.

3) The airline agent will verify the information you are telling them, so have the following information at hand for verification: Your relative's full name, Name and phone number of the funeral home
or Name and phone number of the hospital or medical facility, Name and phone number of the attending physician.

Flights should be able to be booked in the course of one phone call, so be prepared with your desired dates and times of travel before placing the phone call. If the first agent you speak with does not seem able or willing to deal with your request, end the call and dial in again. Finally, you may want to check on Priceline.com, Kayak.com and with low cost carriers that serve your area to see what a standard ticket would cost. You may find that there is a less expensive option available online than with a reduced rate bereavement ticket.

Inexpensive Christmas Gifts - Four Great Gift Ideas That Your Friends and Family Will Love

The Christmas holidays are just around the corner! It's a wonderful time to share with family and friends, but it is also a time of stress for many people because of the pressure of the expectations of giving expensive gifts.

When you are shopping for Christmas gifts it helps to have a budget and a plan to follow to alleviate spending too much. There are many thoughtful inexpensive Christmas gifts that can be given to family and friends that will be remembered for years to come. The following gifts are inexpensive and will easily fit into any budget:

1. DVD's-This is a great gift for any age group. Many popular DVD's can be purchased for less than , with some stores selling great titles for 4 for .00. Consider such titles as Kung Fu Panda, Wall E, or I Am Legend. Pair your choice up with some microwave popcorn, chocolate covered raisins, and a cozy blanket and your gift will long be remembered for its thoughtfulness.

2. A magazine subscription is a gift I would love to receive! For the readers in your life, this is the perfect gift. It keeps on giving long after the bustle of the holidays and you can find many great titles for under .00. Some great titles to give would be Better Homes & Gardens, Family Fun, Ranger Rick, or Oprah. The possibilities are endless because there are magazines for every interest.

3. CD's are very popular with the younger crowd. You can make the young person in your life very happy by finding out their favorite artist and purchasing the CD or MP3 from Amazon or iTunes. This time of the year you can get many top sellers at awesome prices.

4. Gift Cards-Sometimes these are seen as impersonal and a little too easy. I think they are wonderful because they take the pressure off the person giving the gift and the receiver can purchase what they really want and not have to deal with returning an unwanted gift. I love gift cards from Walmart, Overstock.com, Amazon.com, Sears or Visa. Some offbeat gift cards that would enable the recipient to try something new would be Starbucks, Cooks.com, or Williams-Sonoma.

Purchasing inexpensive Christmas gifts does not need to cause any headaches this season. There are many great gifts that can be given that won't strain the budget that will be loved by family and friends.

Family Dynamics of Addiction and Recovery - What to Do When Your Child Relapses Just After Treatment

When your young adult or adolescent offspring is exhibiting all the symptoms of using again after just leaving the treatment center, there are some things you can do. If in your child's discharge planning, s/he was planning to return to the family home, you, the addict, and the treatment team, probably developed a formal relapse contract before discharge. This contract spells out parental expectations in regard to continuing recovery behavior in exchange for being allowed to live in the family home (and any other benefits identified). If you didn't do that before s/he left treatment, you can still do that. A behavioral relapse contract and its contents is not about punishment. It is about setting and maintaining appropriate structure and boundaries that can assist the newly recovering person to stay on the path to recovery, and once off that path, to return to recovery quickly.

Parents who believe that their child is once again using should consider drug testing him or her to remove all doubt and to cut down on the denial and protestations of innocence. A home test kit for a wide range of drugs can be purchased at your local drug store. Or the parent can send him/her to the local hospital or health department for a urine drug screen. When you confront her/him about using, chances are very good that s/he will deny it. If you have results from a urine screen, it is more difficult for the addict to argue you out of the truth.

If your child is living in the family home, you are probably allowing him/her the use of your house, your car(s), your television, your cell phone, etc., any of which, may have motivational meaning to him/her. If that is the case, with your positive UA, you can construct a behavioral contract that spells out concretely the consequences of future relapse.

Family Dynamics of Addiction and Recovery - What to Do When Your Child Relapses Just After Treatment

A relapse contract should have the following elements:

1. That in exchange for living in the family home, along with room, board, (whatever else is involved), the alcoholic/addict agrees to maintain abstinence from any and all mood altering drugs, including alcohol (with possible exception for psychiatric medications prescribed by a psychiatrist).

2. That if a relapse does occur, the addict agrees to go back to inpatient treatment, a half-way house, or some other therapeutic facility, that you have pre-agreed to.

3. That as a consequence to the present relapse, that s/he will lose privileges to the car, television, cell phone, etc. (whatever you think is appropriate and whatever has meaning to him/her) for a specific amount of time, or until parents have seen a change in behavior and attitude indicating that s/he is once again on a recovery path. (The criteria should be observable behavioral change).

4. That additional structure will be implemented to assist the newly recovering person to regain abstinence and maintain it. Such additional structure could be a specific number of 12 step meetings a week, random urine analyses, a curfew, day treatment, outpatient counseling (whatever you think is appropriate at this time).

5. That should relapse re-occur that the patient may lose his/her privilege to live in the family home.

The parents get to decide what they are willing to live with and what they are not willing to live with. If you have a "bottom line" that says that you will not tolerate an addict in active addiction living in your home, you can put that in your contract. If you cannot uphold this bottom line if and when relapse occurs, it is not a "bottom line", and merely a threat. Threats are not useful and in fact, make matters worse. If you have a bottom line, name it. If not, don't say it. The contract should be written out, signed and dated by all parties. If your "child" is an adolescent, you cannot "abandon" him/her. So, if your child forfeits living in the family home by continuing to drink/use, you must find him/her an alternative place to live. A more structured therapeutic environment, including long term inpatient treatment, halfway house, or other youth facility. If you do not have the financial means for such a facility, a local community mental health or chemical dependency treatment center will have the names and phone numbers of programs that have state contracts and a sliding scale.

Parents can and should begin to go to Al-Anon on a regular basis, and find a sponsor that has dealt with chemical dependency of a child (or adult child). Look for a local "Parents Helping Parents" support group. Look in your local Sunday Paper under clubs, organizations, or meetings. If your local newspaper does not have such a section, call a local chemical dependency treatment center and ask them when and where the meetings are. Or you can always do an internet search and find an Al-Anon meeting that way.

Learn everything that you can about addiction and remember that it is not your fault. All parents feel guilty, regardless of whether they have a chemically dependent child. Remember that you did not cause it, that you cannot control it, and that you cannot fix it. It is up to him or her. Remember too, that alcoholism and other drug addiction is an illness. It is not something that they are deliberately trying to do to destroy themselves and the family.

Learn about family dynamics of addiction and recovery and learn what you can do to stop enabling and allow the addict to suffer the natural, negative consequences of his/her addiction, so that s/he will become motivated to change. You can provide resources that assist him/her in changing (i.e., treatment, ride to meetings, reading materials, etc.), but you cannot make them change. You could also provide them the resources to continue to drink and use, and to continue their downward spiral in addiction (i.e., bailing them out financially, legally, socially, etc.). Although it is harder for family members to stop enabling, it is better for the recovering person's recovery.

There are many things about addiction and recovery that are counterintuitive. The best thing that family members can do to assist their loved ones in their recovery efforts is to gain as much information and knowledge about addiction as possible. Causes and Effects of Dysfunctional Family Relationships

To raise a healthy child requires consistent reliable diligence, love, kindness, effective communication and the ability to apply reasonable parameters and boundaries of discipline in the home. Understandably, financial and emotional provisions are standard necessities if one is to raise a balanced family and have a reasonable lifestyle. When parents repeatedly fail to deliver their roles with awareness and sensitivity to each member of the family, the family unit may become unbalanced. Difficult behaviours may result in one or all of the family members. Dysfunctional relationships occur and are maintained when the action and communication lines are continuously breeched and broken and cannot be restored for the benefit of each party.

The infant is designed positively at birth to receive a level of quality nurturing from its biological care givers. Apart from the infant's absolute dependency, all infants come into this world with physiological and emotional needs that ought to be considered responsibly and lovingly as they grow and develop. The family environment that parents create plays an important role in determining how an infant will be raised and whether it will be a well adjusted child, teenager and finally, a responsible adult, who in turn will rear its own well orientated family.

Long term deprivation, neglect or abuse of specific needs (caused by insensitive parenting roles), are able to affect a child's development, emotional responses and personality formation. These behaviours will readily transfer from parents to their offspring. If dysfunctional role modelling and communication have occurred within the family without any intervention and no behaviour modifications are managed in the individual's lifetime, the transmission of these behaviours is probable and will very likely prevail into the next generation.

Causes and Effects of Dysfunctional Family Relationships

Frequent displays of negative (or absent) communication and behaviour, by one or more persons within the family, which are ultimately difficult for the family members to cope with, will seep into the family, creating a dysfunctional set of relationships. Each individual in the family may encounter a level of reaction while relationships spiral and change into a fixed pattern of responses that deal with what they are experiencing. These burdening moments defy the norm. Families may be openly oblivious of these events and may accept the havoc as it comes because this is what they are used to, while others unused to the change may grasp for unusual coping mechanisms or hopefully, realistic and humane solutions to avoid their re-occurrence.

All families experience their unique troubles and problems at some stage or another. In all fairness, these events should pass. We all know this. Life in this millennium is not designed to be a straight line without hitches and bumpy rides now and again. However, when problems re-occur frequently in the home, parents need to be aware of them and pay attention to their remedy if they are to avoid permanently dysfunctional relationships within the family.

Symptoms that may be the cause or effect of the dysfunctional family may include one or more of these consistent behaviours:

- Difficult parents without adequate flexibility and insight
- Absent parenting style (there, but not there)
- Ridicule or belittling, or over-criticizing
- Prejudice towards one or more family members
- Mixed feelings of love and hate
- Faulty communication
- Lack of attentiveness to issues of importance (brush off, downplay or avoidance)
- Lack of care or concern for the needs of another (absent care or denial)
- Lacking in the ability to empathise with children, siblings or parents
- Dual values and double standards, or lack of clear boundaries
- Diminished ability to make decisions
- Over-interest or micro management of one member or the entire family
- Insensitivity towards other family member(s)
- Emotional intolerance
- Emotional outbursts
- Emotional insecurities
- Depression, deep rooted anxiety and feelings of gloom and despair
- Childish behaviours in adults
- Poor self image and worth, or lack of sufficient self identity
- Controlled/contrived speech or stifled speech
- Verbal abuse which others must tolerate
- Sexual or physical abuse that other members must accommodate
- Overworked family environment lacking any family fun (workaholic - no recreation)
- Perfectionist behaviours, over-demanding parents or children
- Disowning behaviours of parents or children
- Isolation or inadequate socialising with others
- Narcissistic parents or children
- Rule-by-fear parenting
- Bullying (to re-gain the upper hand)
- Growing up too fast because of advanced roles
- Reduction of roles and responsibilities caused by over protectiveness

Family Friendly Ways of Getting Rid of Fleas Without Chemicals

Our whole world is so full of pesticides and toxins that we seem to be bathing in them and when it comes to our pets, they often literally are. We're a society of quick fixes and we want quick and permanent relief from pests that annoy and irritate us. It's only natural that when our pet brings home an infestation of fleas, we want to turn to chemical insecticides to rid the house of the pets quickly and thoroughly.

However, it isn't necessary to soak your household with chemicals and toxic products to get rid of fleas. Chemical products are marketed by advertisers who want you to believe you must use their product to be flea-free. They are not going to tell you that there are safer, family-friendly ways to remove fleas from your pet and home that don't place your family's health at risk. It's up to us to become a bit wiser and to realize that the way we think about these things is largely the result of clever marketing over time.

You can avoid insecticidal or chemical treatment soaps and sprays and still rid your pet and home of fleas. They aren't necessary for flea removal. After all, what did people do before this chemical age? Regular soap is perfect for killing fleas, so you can wash your pet once or twice with pet shampoo to rid it of the pests. The soap suds act with the water to drown the fleas, others will be washed off by the flow of the water and if outside will often drown in the puddles created. When your pet is dry, comb it well with a flea comb to remove eggs.

Family Friendly Ways of Getting Rid of Fleas Without Chemicals

To prevent re-infestation, you will need to get them out of your home before your pet comes back in. If your throw rugs and blankets are small enough, toss them in the washing machine and wash with laundry detergent in hot water. If your washing machine is too small, most bath tubs will be large enough to completely cover them with soapy water and drown the fleas. Any fabric item that your pet likes to rest on also needs to be washed thoroughly. If your pet enjoys sleeping on a pile of your clothing (cat owners will understand this), those shirts and pants will need to be washed as well.

Carpets can crawl with fleas which love to hide in the tiny fibers. It is therefore essential to completely clean your carpet to remove all fleas. Vacuum first. Vacuuming can remove fifty percent of the fleas on a single pass. After you vacuum, your carpeting can be washed with soapy water, but soak it well. A token scrub with a soapy rag isn't going to be enough to kill fleas or eggs. A steam-cleaning job by a professional is probably the best way to go to clean carpets and rid them of fleas.

Once you have thoroughly cleaned your carpets and rid your home of fleas, it is necessary to vacuum often and wash your pet regularly in soapy water using a flea comb afterwards, in order to prevent re-infestation. This care, however, will be worth it to you in time and trouble and of course, family and pet health.

Free cell phone reverse lookup is an excellent way, which helps you to make sure your home, and family is safe from strange calls.

You ask how a service like cell phone reverse lookup can help protect your spouse and children. Did this ever happened to you, you answer a phone only to have someone hang up on you, or maybe a stranger, without introducing himself asked for your kids or wife? Now consider for a second how good you would feel if you had a way to trace all these strange calls.

Lets take for example your teenager and hers or his friends. Most of the kids that age have cell phones, they receive calls in all hours, and you have to be real James Bond only to get the numbers of those callers.

Free Cell Phone Reverse Lookup Can Protect Your Family

Nevertheless, just having the numbers will not help you, you need to find out who is it really that calls your kids! Therefore, the next thing you need to do is to use the caller ID and write down the number, that is if you are in any way concerned about the way your teenager has been behaving recently.

Free cell phone reverse lookup can be really useful in case that friends of your teenager do not want to give you their names or leave a message. Reverse cell phone lookup now for the first time gives you the just the right tool you need to see if your kid is maybe associating with the wrong people.

Very often keeping a watchful eye on your teenager and hers or his friends can have a primary role in safeguarding the future of your whole family.

One more wonderful feature of free cell phone reverse lookup is that you can find out who is behind the so called wrong numbers calls.

Just in case that you are one of the people that is the target of lots of hang ups or constant calls from one number, you now have the tool to check it up even in case that those calls come from the prepaid cell phones (this is a little more complicated and you will probably have to pay for this service, but it can be done).

If are receiving intimidating calls, it can also now be easily stopped.

Free cell phone reverse lookup has one more great advantage, and that advantage is that you can now trace the call you actually want to receive but because of some mistake, you were cut off.

For example lets say to your mom or dad calls you, and a gets interrupted because of bad connection before you found out who is on the other side. In some cases hitting a redial button is not going to help you but a reverse cell phone look up just might.

All of us have a family member or a friend who might call us and need our help.

Because of that, while you may have some reservations about free reverse cell phone lookup and its use, try to look at it from another angle and see how you might use it to improve your life.

A Perfect Family Christmas Gift

There's no denying that Christmas time is fast approaching. Aside from Christmas decors, one of the most popular items purchased during this special season include a wide array of Christmas gifts. Being a major attraction for everyone, Christmas gifts are anticipated by everyone especially those by families and family members.

CHOOSING PRESENTS FOR THE FAMILY

Christmas is indeed a very special time for families all over the world. Bringing the joy and excitement of Christmas time into its fullest form are family Christmas gifts and presents. Each and everyone of us would want to give our parents, uncles, aunts, sisters, brothers, daughters, sons, husbands, wives a special family present.

A Perfect Family Christmas Gift

Like finding that elusive gift for a girlfriend or a boyfriend, choosing the perfect family Christmas gift can be a strenuous and tedious task. To help you find the perfect gift for your family members, here are some gift ideas and presents that will surely make their Christmas season merrier.

Among the so many family Christmas gift ideas out there, handmade family Christmas presents always top the list. Aside from being unique, various selections of family Christmas presents also reflect the value of the recipient.

Hand-made Christmas gifts may include a special painting of a family, a sculpture that symbolizes family unity, or pieces of clothing that embody familial spirit. Family picture or a picture of a specific family member placed in a special hand-made frame is also an excellent choice.

If you're on a tight budget and would still want to provide something for your family members, worry no more because family Christmas gifts need not be expensive. All you have to do is to know the interests of each family member and personalized something for them.

Inexpensive family Christmas presents may include customized Christmas cards and home-made cookies, home-cooked meals and delights, a personal shopping spree for them or a day of special service. Remember, when giving gifts, the monetary value of the item of the present counts, it's the thought behind it that really matters.

But, if you really want to give something concrete for a present, here are some unique family Christmas gifts you can choose from:

1. One-year subscription of the family's favorite magazine or newspaper. If the whole family is into reading a specific magazine or a newspaper, why not surprise them a year of subscription? Aside from helping your parents out in cutting expenses caused by subscription, this is also a practical idea because all of the family members will benefit from it.

2. A new Bible. If your family is Catholic, a new Bible will definitely be a prized possession. You can buy a newest or latest version in hardbound or if you want to be somehow techy, an audio Bible is perfect for the whole family especially for those members who love to drive.

3. A music CD. If the family loves to listen to a certain artist or inclined to a specific music genre, a music cd will definitely be a hit.

4. Lots of video or DVD. If almost all of the family members are movie buffs, it would be a pleasant surprise for each and every one of them if you buy quality movies in DVD. Aside from being able to share it with everyone, copies of timeless movies can also be an investment in the future.

5. Fun stuff and games for the family. If you're family is into playing a specific game together for a bonding, then fun stuff and games such as board games, projects, and activities will be appreciated.

These five key challenges are what hold people back from successfully being able to find someone. The good news is, throughout these next five articles, we will break down these challenges and explain the solutions to finding someone in Mexico. These articles will get you to the door so you are ready to go through to achieve your desire: finding someone in Mexico. We will also save you time, frustration, anguish and confusion.

The five biggest challenges are:

1) Frustration in Searching

How to Find Family and Friends Living in Mexico

2) Having No Information

3) How to Get Started

4) Sorting Through the Information

5) Knowing Where to Go Next

We will focus on and identify two key goals to finding someone in Mexico. You will be ready to find the person you are looking for when you complete these two goals.

Who is this person you are trying to find? Could they be a relative or a parent? Possibly a friend or maybe someone they met on vacation? You may be looking for this person because you want to learn about your Mexico family history or maybe because you are into family genealogy. You may be searching for medical reasons. We are hearing more and more how our relatives can affect us physically, how our genetics affect us. Many people now want to know all about their family's health history so they will know what diseases or medical problems are more likely to occur as they get older or so that they can provide this family history to their physician. Family medical history is rapidly becoming an important reason for people wanting to learn about their relatives.

Most people looking for someone in another country or looking for someone in their family think about genealogy first. Genealogy is the study of our family heritage and where we come from. But here is the catch; most of the time genealogy deals with people who are deceased such as our great grandparents or people who came to the country hundreds of years ago.

Here is a quick example. Let's say someone wants to do genealogy research on their Mexican Family History, but they do not know who their father, uncle, or current relatives are. Many people have to first start with their living relatives before they can discover more about their family history.

If someone has been searching online at genealogy sites, they are probably looking in the wrong place. Genealogy sites are there mainly with information for visitors looking to find family or friends who are deceased. The majority of genealogy societies worldwide prohibit placing personal information online until that person has been deceased at least 71 years for reasons of privacy. If someone is trying to find a person who is living, then genealogy sites might help but only if they know who their great-great-grandparents were. The researcher then has to work forward from there.

In most cases, this is not what people are looking for. What they want to do is find someone who is alive today and living in Mexico. They want or need to find their living relative. They may want to find a friend. This is the point where people want and need help finding someone living in Mexico.

The next five articles will help you get to that door and provide you with the guidance you need so you can find the person that you are looking for.

It's Easier to Finance a $5,000,000 Apartment Building Than a Single Family Investment Property

Funding has dried up for residential investment property (1-4 family), but it's plentiful for large multi family projects.

1. Funds are available for large multi family properties, but not for residential investment homes.

President Obama said during his Economic Recovery Act Speech, "there is no money available for you speculators" and he meant it. Try to get a loan for a residential (1-4 family) non-owner occupied property and see the results for yourself. There are no more stated income loans available for residential investors. If you have been in the residential investment game for a while, you already know it, if you are just starting out; you will experience this problem on your first residential investment deal. Its cash, hard money at 12% and a 65% LTV or you're done.

It's Easier to Finance a ,000,000 Apartment Building Than a Single Family Investment Property

The good news is that government backed funds are plentiful for larger, multi-family properties. This presents tremendous opportunities for those who know how to access the funding sources.

2. You don't have to personally qualify for the loan the properties qualify.

Imagine that! Anyone who has ever attempted to purchase a residential investment property (1-4 family) has encountered the issue of personally qualifying. Sure the rents may cover part or the entire mortgage, but the lender only considers a percentage of that income toward your ability to pay the new mortgage. You need, tax returns, financial statements, proof of funds for down payment, etc. Not only that, but of course your FICO score becomes a big factor. Get through all of this and every time you buy another residential property your FICO score drops and you are viewed as more of a risk to the lenders. The more successful you become in this arena, the harder it gets......

With commercial financing, the properties qualify for the loan, not you. The loan is not reported to the credit bureau's. The more successful you become, the easier it gets.....

3. Most loans on large multi family properties are fully assumable.

Ever try to assume a residential loan without having to qualify for it? Not happening, at least not since the early 80's when FHA and VA loans went from "fully assumable" to "qualifying assumable". It's the same as having to secure a new purchase money mortgage, so unless the interest rate is very attractive, it's never done. The first home I ever purchased was a little bungalow for ,000. It was 1980, I was 20 years old and didn't qualify for a 0 limit MasterCard, but I assumed a ,000 VA loan, no questions asked. The same criteria hold true to this date for large multi family projects, but very few know about it.

The financing on many large multi family buildings are fully assumable. Remember, the properties qualify not the buyer. You can buy 100 + unit apartment complexes without qualifying, no verification of funds, no credit report, no tax returns, just knowledge.

4. You ARE NOT personally obligated to repay the loan.

Try getting a residential mortgage and tell the lender that you don't want to personally guarantee the loan. Not happening! We are accustomed to all loans carrying personal guarantees. It's incorporated into every residential mortgage, by every lender in the country. Of course they want recourse if you default, they get the property and then have the right to a default judgment for any balance that may be due after they liquidate the property. Residential loans carry "FULL RECOURSE" to the mortgagee.

Larger commercial loans are "NON RECOURSE" to the borrower. The property and its ability to generate cash flow is the lenders security, not you personally.

5. Multi Family Properties are built to CASH FLOW, single family homes are not.

Single family homes are designed, built and price for owner occupants, not for cash flow. Study the numbers on almost any single family home and you will discover that after you pay the mortgage, taxes. Insurance, utilities, maintenance, etc, you will lose money every month. Single family homes are terrible for cash flow despite what the residential guru's on TV tell you.

Multi family properties are designed, built and priced to do one thing and one thing only, "make money". Lenders lend based on the fact that there are sufficient funds to cover the debt obligations, not on what your credit score is, or what the house down the block sold for or what your personal income was last year, etc.....

6. Professionals manage the property- No tenants and toilets to deal with.

With residential investment property YOU generally have to manage it. The property has negative cash flow to begin with; there probably is no budget to hire a management company to run it. You go from watching the guru on TV sitting by the pool telling you how great your new lifestyle is going to be once you buy a couple of homes, to fielding leaking roof calls and clogged drain problems on Saturday nights.

With the larger properties a professional management company handles all of that for you. It's budgeted in just like taxes and maintenance. The lenders require a professional management contract be in place at closing. They handle all the problems; they are staffed for it and deal with repairs, collecting rents, renting vacant units, etc. They send the funds to you. You never have to deal with a single tenant, yet you reap the rewards. Now you have a lifestyle.

There are many more reasons to move from residential to large multi family including dramatically increasing the property's value by simple rent increases, etc. I encourage anyone investing in residential property to take a good look at moving up to larger properties. It's easier than you think when you acquire the knowledge.
